What does a bathroom renovation cost?

Most full bathroom renovations we do land between $15,000 and $45,000. Where yours sits comes down to the room, not to how the phone call goes. Here are the three jobs we do most often.

$15,000 – $22,000

Same footprint refresh

Strip out, new waterproofing and tiling, then bath, shower, vanity and toilet back in roughly the same places. Quality standard-range fixtures and straightforward tiling. The usual starting point for a bathroom that has simply worn out.

$22,000 – $32,000

Full renovation, new layout

Everything above, plus moving fixtures to where you actually want them. Bigger walk-in shower, tiled niche, floor-to-ceiling tiling, better tapware and a proper linear drain. This is the bathroom most Kiely clients end up with.

$32,000 – $45,000

Premium, or a bigger room

Freestanding bath, large-format or feature tile, premium tapware, custom joinery, underfloor heating. Also where rooms land when the floor or framing needs real work once the walls are open.

Every one of those is a single fixed price in writing before we start. The range exists because bathrooms differ, not because the price moves once we are on site.

  • Size and layout. Keeping fixtures roughly where they are costs less than moving the toilet across the room.
  • What is behind the walls. Old pipework, damaged framing or uneven floors get fixed properly, not covered up.
  • Tiling. The tile itself matters less than how long it takes to lay it.
  • Fixtures and tapware. The gap between standard and premium is wide, and it is entirely your call.
  • Waterproofing and substrate. Non-negotiable, done to standard, certified.

We come out, measure up and give you one fixed price in writing. If something turns up once the walls are open, we show you and get your approval before we touch it.

  • 6-year statutory warrantyThe statutory warranty on residential building work applies to your renovation. Six years, in writing, from a business that has been here since 1967 and intends to be here in six years time.
  • Waterproofing certificateIssued by the licensed waterproofer, checked by us before a single tile goes on, and handed to you with the rest of your paperwork.
  • Manufacturer warrantiesEvery fixture, mixer and fitting we install carries its own warranty, and the paperwork comes to you at handover rather than going in a bin on site.
  • Deposit at start, balance on completionNo progress claims, no drip feed of invoices, and nothing further owing until the room is finished and you have walked through it with us.

Bathroom renovation questions, answered

Do you do the whole bathroom, or just the plumbing?
The whole bathroom. Strip-out, plumbing, waterproofing, tiling, electrical, ventilation, fit-off and final clean. You deal with us, and we deal with everyone else.
How long will my bathroom be out of action?
A typical full bathroom takes about 12 working days from strip-out to handover. A bigger room, or moving the layout around, takes longer. Either way you get a start date and a finish date in the quote, so you can plan around it rather than guess.
Do I get a waterproofing certificate?
Yes. Waterproofing is carried out by a licensed waterproofer we have worked with for years, to Australian Standards, and we check it before any tile goes on and the certificate is handed over with the rest of your paperwork. It matters at resale, and it matters if you ever need to make a claim.
Can I stay in the house while you work?
Almost always, as long as you have a second toilet or can make arrangements for a few days. We protect the access path, keep the site tidy and pack up at the end of each day.
Will you help me choose tiles and tapware?
Yes. We will walk you through what works in your space, what is easy to live with and what is worth spending on. Show us a photo you love and we will tell you honestly what it takes to get there.
Do you quote in writing?
Always. One fixed price, itemised, before any work starts. Nothing gets added without your approval.
Which areas do you cover?

What happens after the job is finished?
You get your certificates and warranty details, and we are a phone call away. Plenty of our renovation clients also join the Kiely Care Plan to keep the rest of the house ahead of trouble.
Do I pay a deposit?
Yes. A deposit at commencement and the balance on completion. No progress claims in between and no final payment until the room is finished and you have walked through it with us. The amounts are set out in your written quote before you agree to anything.
What warranty do I get?
Your renovation is covered by the six-year statutory warranty that applies to residential building work, and that sits on top of your waterproofing certificate and the manufacturer warranty on every fixture we install. All of it is handed to you in writing at the end of the job.
